Step 1: Property Visit

The first step in our property management process is a site visit with you and our property manager. This allows you to meet us face to face, and allows us to assess the property’s suitability for letting and give you an accurate rental valuation. If you wish, we can also give you a sales valuation on your property.

We will take photos of the property and also identify any aspects of the property that may require improvement or maintenance. This site visit is a vital part of the property management process because it allows us to gain a better understanding of your property and its rental potential, which will assist in developing the best rental strategy for you.

STEP 2: Listing the property

Once we’ve established a rental valuation and a management agreement has been signed, it’s time for your property listing to go live! With all photos and the description approved, we list your property on the most popular portals, such as Rightmove, Zoopla, and OnTheMarket. We don’t just wait for the phone to ring – we also go out to our full database of tenants that match the criteria of your property.

STEP 3: Viewings and tenant referencing

With the enquiries coming in, our expert lettings team will speak to every enquiry, host all viewings and, where we receive applications, conduct thorough tenant referencing to ensure we find the right people for you and your property. This is the most important step, so we make sure to get it right!

STEP 4: Move-In and Ongoing Management

With the hard work out the way, we take an inventory of your property before moving the new tenants in. We collect the. rent and provide you with monthly statements that you can give straight to your accountant, and we keep a close eye on any maintenance that may arise during the tenancy. On a periodic basis, we check in on the property in person to make sure everything is OK.
