Our process
Initial Consultation
The first step in our property management process is an initial consultation with our property manager, either by phone or at one of our local offices. We discuss your needs, outline our services, and create a tailored management plan to ensure your objectives are met efficiently. To ensure an accurate valuation for your property we arrange a site visit to develop the best rental strategy for you.
Tenant Sourcing
Once we’ve established a rental valuation and a management agreement has been signed, it’s time for your property listing to go live! With all photos and the description approved, we list your property on the most popular portals, such as Rightmove, Zoopla, and OnTheMarket. We don’t just wait for the phone to ring – we also go out to our full database of tenants that match the criteria of your property.
Property Assessment
Next, we conduct a property assessment site visit. We assess the property's suitability for letting while taking photos and identifying any aspects that may require improvement or maintenance. We follow up with an accurate rental valuation and also a sales valuation, should you wish. This is vital to better understand your property and its rental potential, allowing us to refine your rental strategy.
Tenant Management
With the enquiries coming in, our expert lettings team will speak to every enquiry and host professional viewings. Where we receive tenant rental applications we conduct thorough tenant referencing to ensure we find the right people for you and your property. This is the most important step, so we make sure to get it right! Finally, we set up all legal and financial documents and processes.
Transparent Reporting
With the hard work out the way, we take an inventory of your property before moving the new tenants in. We collect the rent and provide you with monthly statements that you can give straight to your accountant, and we keep a close eye on any maintenance that may arise during the tenancy. On a periodic basis, we check in on the property in person to make sure everything is OK and keep you fully updated.
